A Site-Specific Approach for Tomakin Owners Corporations
Tomakin sits on the northern side of the Tomaga River entrance, with Tomakin Beach, Tomakin Cove and residential streets occupying different parts of the village. A townhouse near the river, a compact holiday-owned block and a villa group further inland will have different shared assets and access arrangements. Identify what the scheme maintains
Before a committee approves work, locate the item on the registered plan: is the driveway, path, retaining structure, fence, drain or planting on common property, within a lot, or outside the scheme? Even a small development can have a long shared accessway or several separate roof lines. List those assets and their known condition, then set priorities that fit the building rather than assuming every coastal complex needs the same program.
If a contractor needs to cross a lot, use a shared gate or interrupt access, give owners the route, timing and contact person in advance. Quotes should describe the same scope and reinstatement, particularly where a boundary or service connection is uncertain. The strata manager can organise the decision and records; a qualified contractor or consultant supplies technical advice when the work needs it.
Treat the river, beach and cove as distinct settings
Eurobodalla Council explains that the Tomaga River Estuary separates Tomakin on its north from Mossy Point on its south. The NSW Government also identifies public access to Tomakin Cove via Red Hill Parade and the Barlings Beach car park. For a scheme close to a foreshore, define where its private path, parking or landscaped ground ends and the public access route begins. Give visitors and trades directions to the building's actual entry; nearby public parking or a beach track does not convey exclusive-use rights to the scheme.
A committee considering a fence, drainage outlet, vegetation work or changes near a beach or river boundary should check the title, council land information and approvals before engaging a contractor. Schemes away from the foreshore may instead need to spend their attention on internal pavement, roofs or shared services. The right maintenance sequence starts with the property, not a village-wide assumption.
Use flood information at the address level
Council's adopted Tomakin, Mossy Point, Broulee and Mogo Flood Study covers the Tomaga River and Candlagan Creek catchments and residential areas in the four towns. Inclusion in a study area does not mean a particular strata lot is flood affected. Where a Tomakin building has water entering a low garage, courtyard or accessway, record dates, levels and the flow path, then check the relevant mapping and obtain appropriate advice for that site. Separate a blocked on-site drain from overland flow or an external watercourse before deciding the remedy.
For a proposed alteration, Council's planning guide and property maps help owners check zoning, flood and coastal overlays and applicable controls. The committee must also follow its own strata approval process. A site-specific assessment is particularly valuable when considering work close to a mapped waterway or public reserve.
Give shared waste and visitor areas usable instructions
Where lots have visiting owners or holiday guests, a short building note can explain the correct entry, allocated and visitor parking, bin presentation point and who receives a fault report. Keep the owner responsible for passing current instructions to occupants. This avoids turning a single missed bin or parked car into a recurring committee dispute.
Eurobodalla Council's annual hard waste collection rules apply to residential properties using its domestic service and set limits on volume and accepted items. Confirm eligibility and the current Tomakin collection date before telling residents to place bulky items on a kerb. A scheme with a shared bin area should also agree where items may wait without blocking access or a public path.
