Routine Inspections
We carry out routine inspections in accordance with the Residential Tenancies Act 2010 (NSW) and will always provide you with the required written notice before entering your property.
Our inspections are conducted professionally, respectfully, and with minimal disruption to your daily life. They provide an opportunity to identify any maintenance or safety issues early, ensure the property is being well maintained, and address any concerns before they develop into more significant or costly repairs.
Routine inspections benefit both tenants and landlords by helping to maintain a safe, comfortable, and well-presented home while protecting the long-term condition and value of the property throughout your tenancy.
Paying Rent
Rent payments are to be made in accordance with your Residential Tenancy Agreement and by the due date specified in your lease.
For your convenience, you can view your rent balance, payment history, and account details through your Tenant Portal at any time. If you have any questions about your rent, payment options, or your account, our friendly Property Management team is always available to assist.
Paying your rent on time helps ensure your tenancy remains in good standing and allows us to continue providing you with a high level of service throughout your lease.
Lease Renewals
As your lease approaches its expiry, we'll contact you to discuss your tenancy and any available renewal options. We believe in open and transparent communication, giving you plenty of notice to consider your next steps.
If a lease renewal is offered, any proposed changes to the rent or tenancy terms will be clearly explained and will be made in accordance with current market conditions and the Residential Tenancies Act 2010 (NSW).
Our goal is to make the renewal process as straightforward and stress-free as possible, ensuring you have the information you need to make an informed decision about continuing your tenancy.
Ending Your Tenancy
If you're planning to move out, please notify us in writing in accordance with the notice period outlined in your Residential Tenancy Agreement and the Residential Tenancies Act 2010 (NSW).
Our Property Management team will guide you through every step of the end-of-tenancy process, including your notice requirements, final inspection, key return, bond refund, and any final responsibilities before you vacate.
We aim to make your move as smooth and stress-free as possible by providing clear communication, helpful advice, and support throughout the entire vacating process.
Maintenance Requests
For non-urgent maintenance, please submit your request through our online portal. We log every request, assign it promptly, and keep you updated on progress from start to finish.
For urgent repairs — including issues that affect your safety or habitability — please call us directly during business hours. After-hours emergency contacts are listed separately on the Property Management Emergency Contacts page.
