Local knowledge is valuable when managing a strata property. It helps us understand the building styles, environmental conditions, maintenance concerns and local contractor requirements affecting properties throughout the area.
Understanding Eastern Suburbs strata buildings
The Eastern Suburbs contain an extraordinary variety of strata properties.
Coogee, Randwick, Clovelly and Maroubra feature many older brick apartment blocks, Art Deco buildings, villas and coastal developments. Bondi and Bondi Junction combine established apartments with major residential and mixed-use schemes. Kensington and Kingsford include everything from small walk-ups to larger developments with lifts, commercial premises and shared facilities.
Each building has its own history, finances and maintenance priorities.
Common matters affecting Eastern Suburbs strata schemes include:
Ageing roofs, windows and plumbing
Salt-related corrosion
Concrete deterioration
Balcony and waterproofing defects
Water penetration and mould
Stormwater and drainage problems
Ageing electrical infrastructure
Timber flooring and noise transfer
Renovation approvals
Visitor parking
Fire-safety requirements
Major capital works
Lift maintenance and replacement
Construction activity on neighbouring properties
Successful strata management requires more than issuing work orders. Committees need clear information, suitable quotations, realistic budgets and consistent follow-up.
Coastal strata management in Coogee and nearby suburbs
Strata buildings near the ocean face environmental conditions that can accelerate deterioration.
Salt air can affect balustrades, metal fixings, roofing, windows, external equipment and reinforced concrete. Wind-driven rain may expose weaknesses in roofs, façades, windows, balconies and waterproofing systems.
These problems can become increasingly expensive when early warning signs are ignored.
We encourage owners corporations to take a planned approach that may include:
Regular building inspections
Early investigation of water leaks
Roof and gutter maintenance
Monitoring corrosion and concrete cracking
Balcony and waterproofing assessments
Drainage and stormwater inspections
Updating capital works priorities
Engaging qualified specialists when required
Director and Class 1 Principal Ellouise Tyrrell has experience supporting owners corporations through balcony remediation and other major building projects.
This experience helps our team understand the importance of proper technical investigations, accurate records, informed decision-making and clear communication with owners.
Complete strata management services
Every owners corporation has different requirements. Our service is tailored to the size, condition, financial position and priorities of the individual scheme.
Day-to-day management
We manage correspondence, communicate with owners and committees, maintain scheme records and coordinate routine administrative matters.
Financial management
We assist with levy notices, supplier payments, contribution monitoring, arrears management, budgeting and financial reporting.
Committees receive clear information to help them understand the scheme’s financial position and make responsible decisions.
Meetings and governance
We prepare notices and agendas for annual general meetings, extraordinary general meetings and strata committee meetings.
We can attend eligible meetings, prepare accurate minutes and assist the committee with implementing properly approved resolutions.
Capital works planning
We assist owners corporations with administrative and capital works fund budgets, together with the coordination and review of 10-year capital works fund plans.
Forward planning gives owners greater visibility of future expenditure and can reduce the risk of unexpected special levies.
Repairs and maintenance
We help committees obtain quotations, engage appropriately qualified contractors, issue approved work orders and follow up outstanding work.
For larger repairs, we can assist with the communication, documentation and meeting processes required to keep owners properly informed.
Insurance support
We assist with insurance quotations, renewals, valuations, documentation and claims coordination.
ETSM does not accept insurance commissions. Any applicable rebates or financial benefits are passed to the owners corporation.
By-laws and compliance
We assist with by-law administration, breach correspondence, strata roll maintenance and routine governance processes under NSW strata legislation.
Owner and records services
Our team assists with new-owner onboarding, Section 184 certificates, Section 182 records inspections and the maintenance of important scheme documents.
Transparent financial management
Owners corporations entrust their strata managing agent with important financial responsibilities.
ETSM operates under the oversight of Ellouise Tyrrell, an experienced Class 1 Principal.
Our systems are designed to provide committees with clear financial information and meaningful oversight. Through Intellistrata, authorised committee members can access financial reports, invoices, quotations and relevant scheme records.
Our management fees are deducted monthly in accordance with the strata management agreement. An itemised monthly tax invoice is also provided so the owners corporation can clearly see what it has been charged.
Our proposals and agreements identify the agreed management services, fees and potential additional charges before an appointment is made.
No insurance or contractor commissions
ETSM does not receive insurance commissions or commissions from trades, contractors or suppliers.
This is an important part of our commitment to transparency.
When we present an insurance option, contractor quotation or professional recommendation, owners should feel confident that our advice is not being influenced by an undisclosed financial arrangement.
Our responsibility is to the owners corporation and the successful management of its building.
Personally led by Ellouise and Mark Truran
ETSM is independently owned and operated.
Ellouise is the agency’s Director and Class 1 Principal. She has worked in Sydney’s property sector since 1992 and has built her reputation through personal service, accountability and long-term client relationships.
Mark is the group’s Business Manager and works closely with committees, prospective clients and the strata team to ensure matters receive proper attention and communication.
If a manager is unavailable or a significant issue requires senior involvement, Ellouise and Mark can step in to provide continuity and support.
Our clients are not dealing with a distant corporation or anonymous call centre. They are supported by an accessible team whose name and reputation are directly connected to the service provided.
Technology supported by real people
Technology should make strata information easier to access, but it should never replace responsive personal service.
Through Intellistrata, owners can access relevant information about their scheme, including:
Levy account information
By-laws and strata plans
Insurance documents
Meeting agendas and minutes
Financial reports
Quotations and invoices
Other relevant scheme records
The portal provides convenient access and greater transparency, while our team remains available to explain information and answer questions.
Strata management for renovations and building work
Apartment renovations are common across Coogee, Randwick, Bondi and the wider Eastern Suburbs.
Depending on the proposed work and the scheme’s by-laws, an owner may require approval before changing flooring, renovating a bathroom, altering waterproofing, moving plumbing or making structural changes.
Our team can assist owners and committees with the administrative process, including:
Reviewing applicable by-laws
Identifying the appropriate approval pathway
Collecting plans and contractor information
Preparing meeting motions
Recording approved conditions
Maintaining renovation records
Communicating access and construction requirements
Technical and legal advice must be obtained from appropriately qualified specialists where required.
Thinking about changing strata managers?
An owners corporation may consider changing managers when communication has become slow, maintenance continually stalls, financial reporting is unclear or the committee no longer has confidence in the service.
Common warning signs include:
Emails and telephone calls going unanswered
Continually changing strata managers
Repairs not being followed through
Confusing invoices or unexpected charges
Poorly prepared meetings
Incomplete financial information
Limited knowledge of the building
Committee instructions not being actioned
No access to experienced decision-makers
Changing strata managers requires the owners corporation to follow the correct notice, meeting and voting processes.
ETSM can review the existing agreement, explain the appointment process and assist the committee with preparing the required meeting documentation.
If ETSM is appointed, we coordinate the transfer of the scheme’s records, funds and information to make the transition as organised as possible.
