Support for Inner West buildings and communities
The Inner West brings together older brick apartments, terraces converted into separate dwellings, former industrial buildings, shop-top housing and newer developments. Each can have different shared services, maintenance priorities and approval requirements.
Our role is to help your committee understand the issue, obtain the right information and turn authorised decisions into action. Where technical advice is needed, we coordinate appropriately qualified contractors, engineers or building consultants.
Marrickville and neighbouring urban precincts
Around Marrickville Road and Illawarra Road, schemes combining homes and commercial premises may need clear arrangements for shared entrances, waste storage, deliveries and contractor access. Buildings adapted from earlier industrial uses can also need careful review of their common-property records and maintenance history.
Newtown Enmore and St Peters
In established apartment buildings and converted properties, flooring changes, renovation access and noise between homes can become recurring committee concerns. Clear by-laws, documented approvals and practical communication help owners understand their responsibilities before work begins.
Stanmore Petersham and the wider Inner West
For older walk-ups and smaller schemes, roof repairs, ageing plumbing, damp and drainage may need to be prioritised alongside available funds. In newer complexes, shared facilities, contractor scheduling and records can require a different level of coordination. We build the management proposal around your property rather than assuming every suburb or building faces the same problems.
How we assist your owners corporation
- Financial administration: levy notices, scheme accounts, invoice processing, financial reporting and budget support.
- Meetings and committee support: notices, agendas, minutes, correspondence and follow-up of decisions.
- Repairs and maintenance: quotation requests, contractor liaison and coordination of approved common-property work.
- Long-term planning: support with capital works priorities and coordination of appropriate forecasts and specialist reports.
- Records and insurance administration: scheme records, strata roll maintenance, insurance renewal administration and claims assistance within the agreed service scope.
The agency agreement sets out delegated authority, approval limits, included services and additional charges. Specialist building, engineering and legal advice remains the responsibility of appropriately qualified professionals.
Flooring renovations and heritage considerations
Replacing floor coverings or renovating an apartment can affect neighbours and common property. We help owners and committees gather plans, contractor information and the relevant by-laws, arrange the required meeting documentation and keep approval records together.
Read our guides to noise and timber flooring in Newtown Enmore and Marrickville and apartment renovation approval in Balmain Leichhardt and Marrickville for more detail.
For independent guidance, see NSW strata renovation rules and NSW strata repairs and maintenance guidance. Where a property has heritage considerations, check Inner West Council’s heritage conservation information before planning changes. Strata approval and planning requirements need to be considered separately.
Clear reporting and personal oversight
Owners and committees should be able to follow the decisions being made and the money being spent. Authorised users can access relevant financial reports, invoices and scheme documents through Intellistrata, subject to their permissions.
Our independently operated business is led by Ellouise Tyrrell, Director and Class 1 Principal, with support from Mark Truran, Group Business Manager, and our strata, administration and accounts team.
We do not retain insurance or contractor commissions. Management fees and additional charges are explained in the agency agreement, with monthly management invoicing in accordance with the agreed arrangement.

Considering a change of strata manager
If repairs are not progressing, correspondence is going unanswered or financial reporting is unclear, a management review can help your committee identify what needs to change.
Send us your scheme address, number of lots, current agreement and recent AGM agenda or minutes. We can discuss the appointment process, arrange a building visit and prepare a proposal addressing your priorities.
The owners corporation must follow its existing agreement and the required approval process. Once ETSM is properly appointed, we coordinate the handover of records, funds and scheme information with the outgoing agent.
Questions from local owners and committees
Can you help with an older or converted building
Yes. We can coordinate quotations and approved investigations, organise records and help the committee connect maintenance priorities with its budget. A specialist provides any technical assessment the building requires.
Is every service included in the annual management fee
Your proposal and agency agreement specify the included services, additional charges and approval requirements. We explain these before appointment so your committee can compare the arrangement clearly.
What should we provide when requesting a proposal
Start with the address, number of lots, current agreement, recent AGM agenda or minutes, and a short list of concerns. This helps us understand the scheme before quoting.
