Six Checks That Make Remote Ownership Easier

Keep the strata roll contact details and your email and postal address current. Tell the manager which communication method works for meeting notices and urgent updates.

Know the difference between your lot and common property. Keep your strata plan, registered by-laws, renovation approvals and relevant maintenance records accessible.

Read the AGM agenda, financial statements, proposed budget, levy motions, insurance information and 10-year capital works fund plan before voting.

Agree who may enter your lot when you are away, how access will be authorised and where an emergency contact or spare key is held. This is an owner arrangement unless the scheme has an agreed building-wide procedure.

Plan for long vacant periods: arrange your own private-lot checks and ask the committee what common-property inspections or maintenance are already scheduled.

Levies fund the scheme's administrative and capital works needs. Read the proposed contributions alongside the budget, current fund balance, arrears and the building's 10-year capital works fund plan. A low levy can feel attractive to an owner who uses the property only part of the year, but deferred repairs may later require a larger contribution. Ask which costs are routine, which are one-off and which works have a qualified scope.

The owners corporation's building insurance and an owner's cover for contents, landlord risks or holiday use are different products. Ask your broker or insurer about your own policy and any letting or vacancy conditions. For a common-property incident, keep photographs and reports, notify the right contacts promptly and do not assume that ordinary wear, gradual deterioration or every water leak is insured. Holiday Lets Tenants and Empty Apartments

If you use the property for short stays, keep a local contact who can address guest access, a lockout, excessive noise or damage. Give guests the registered building rules for bins, parking, common areas and safety. NSW short-term rental requirements and the scheme's valid by-laws need to be checked before advertising or changing the way the property is used. A private letting agent or host remains responsible for private guest operations unless an agreed service says otherwise.

If your apartment sits empty, arrange periodic private-lot checks, including plumbing, appliances, doors, windows, mould-prone areas and your insurer's vacancy requirements. The owners corporation handles common-property decisions and maintenance. A roof, balcony, window or pipe issue may require careful investigation of the registered boundaries and prior renovations rather than an assumption based on where water appears. A town name is a useful starting point, but hazards and planning constraints must be checked against the exact parcel. Do not assume every South Coast strata building has the same exposure.
